A Beginner’s Guide to Real Estate Investment in Lagos

Real estate remains one of the most dependable ways to build long-term wealth in Nigeria. But for first-time investors, Lagos can feel overwhelming,so many areas, so many “opportunities,” and plenty of stories of deals gone wrong. This guide breaks down the basics.

Why real estate?

Property offers three things investors value: appreciation (the asset grows in value over time), rental income (a regular return from tenants), and a hedge against inflation (real assets tend to hold value as the naira weakens). Done right, it’s a store of value and an income stream at once.

The main ways to invest

1. Buy-and-hold (rental). You buy a property and rent it out. You earn ongoing rental income and benefit from long-term appreciation. This is the classic, steady approach.

2. Land banking. You buy land in a developing area at a lower price and hold it as the area grows. As infrastructure and demand arrive, the land value can rise significantly. Title verification is critical here.

3. Development. You buy land and build — then sell or rent the finished property. Higher potential returns, but more capital, time, and expertise required.

4. Off-plan / early-stage purchase. Buying into a development before or during construction, often at a lower entry price. You take on some completion risk in exchange for a better price.

What to look for in an investment property

  • Location. Proximity to roads, markets, schools, and growth corridors drives both rental demand and appreciation.
  • Title and documentation. Never invest without verified title — it’s the difference between an asset and a liability.
  • Market demand. Is there genuine rental or resale demand in that area?
  • Capital appreciation potential. Is the area growing? Is infrastructure coming?
  • Your holding period. Some strategies pay off in years, not months.

Risks to manage

Every investment carries risk. In Lagos property, the main ones are title/documentation fraud, government acquisition of un-excised land, overpaying in a hyped area, and poor liquidity. Each is manageable with due diligence, professional guidance, and patience.
