What to Check Before You Rent an Apartment in Lagos

Finding a good apartment to rent in Lagos can be stressful and rushing it can be costly. Before you pay anyone, run through this practical checklist to protect yourself and get a home you’ll actually be happy in.

1. Confirm the true cost — all of it

The rent figure is only part of the story. Ask about:

  • Agency fee and legal/agreement fee (commonly around 10% each).
  • Caution/security deposit (refundable, subject to condition on exit).
  • Service charge (for estates or serviced buildings — covers security, waste, common areas).
  • Whether rent is per annum (the Lagos norm) and how many years are required upfront.

Get the full breakdown in writing before committing.

2. Inspect the apartment properly

Never rent based on photos alone. During inspection, check:

  • Water supply — is there a borehole/reliable water source?
  • Power — supply situation, and whether there’s a backup/generator provision.
  • Plumbing and electrical — taps, toilets, sockets, and lights all working.
  • Security — gated compound, fencing, and how access is controlled.
  • Condition — walls, floors, doors, windows, and fittings.
  • The neighbourhood — noise, flooding history, road access, and how you feel about the area at different times of day.

3. Verify the landlord or agent

Make sure you’re dealing with the genuine landlord or an authorised agent. Be cautious of anyone pressuring you to pay quickly before you’ve inspected or seen documents. If a deal feels rushed or too good to be true, slow down.

4. Read the tenancy agreement

Understand the terms before you sign: the rent, duration, renewal terms, what’s included, responsibilities for repairs, and the conditions for getting your deposit back. Ask questions on anything unclear.

5. Watch for red flags

  • Requests for large payments before inspection.
  • Reluctance to provide a written agreement.
  • No clear landlord/ownership information.
  • Prices far below the area’s norm (often a sign of a scam).

A little patience and the right checklist turn a stressful search into a confident decision. Working with a professional property company also removes much of the risk — you deal with verified listings and clear terms.
